Flat Roofs

Flat roofs are low-slope roofs that appear flat and have a slope with a pitch between 1/12 and 2/12 to allow water to drain off. They were common in commercial buildings and are now starting to be seen in homes. Suppose your roof or a roof facet at home or business site has a pitch below 2/12 (less than two vertical units up for every 12 horizontal units out). In that case, it is considered a low-slope roof, and you cannot use asphalt shingles as a roofing material because these are not designed to hold sitting water. For flat (low-slope) roofs, there are three types of suitable waterproof materials, commonly called membranes: TPO, EPDM, and PVC.

TPO

Thermoplastic polyolefin (TPO) is a white, single-ply membrane used in commercial and residential roofing. TPO has superior resistance to ultraviolet rays, ozone, and some chemical exposure. It does not promote mildew or algae growth, and its synthetic formulation can stand against hot air weather conditions, punctures, and tears. Because it is white, TPO reflects heat and is appropriate for flat roofs or low-slope dormers over bedrooms to keep rooms cool. If the roof will be visible through a window and aesthetics is a concern, just be aware that this membrane will expose dirt more visibly than a black one like EPDM. One downside of the TPO membrane is that it is expensive to fix if damaged because it is difficult to repair the surface after installation. Nevertheless, if properly installed, TPO membranes can last up to 25 years. 

EPDM

Ethylene propylene diene terpolymer (EPDM) is a synthetic rubber membrane common in medical and commercial structures with a track record of service in the roofing industry of over 60 years. It’s very durable, known to withstand the cold and snow of the winter months, and better suited to non-living residential spaces like garages.Because of its black color, which makes it heat absorbent and conceals dirt for aesthetics, it’s quick and easy to install because it is manufactured in large sheets and rolls, reducing labor costs. It is also lightweight relieving the need to reinforce the roof deck during installation. EPDM membrane is long-lasting with a lifespan of 25 to 30 years when properly installed. 

PVC

Like TPO, Polyvinyl chloride (PVC) is also a white, single-ply membrane used both in residential and commercial roofing. PVC combines EPDM's winter insulation properties and TPO's reflective abilities into one premium product. PVC is strong and stable. It’s resistant to 

chemicals and fire, energy efficient with heating and cooling, and recyclable. It is also a good option for any flat (low-slope) roof over a living space because of its light-reflecting properties. The main difference with TPO is that PVC is more flexible. You can also expect a lifespan of 25 years from PVC when installed correctly.
